Time Needed to Sell Your Home

When selling your home, there is one important question in need of an answer.  In today's market, how long does it take to sell a home?  The need varies depending on your future plans.

For example, if you are building a home then you need your present home sold by the completion date of the new home.  If you are transferring or relocating for many different reasons then you need a moving deadline.  On the other hand, if you plan to move because you need a larger home, then you may wait to choose your next home until the present home is sold, because your deadline to move is more flexible.

A simple way to estimate the selling time for your home is to ask your real estate agent for a FREE market analysis on your home.  The market analysis contains valuable information about the potential value of your home and details about selling times in your area.

Avoid Homebuying Frustration

Are you planning on purchasing a home?  Puzzled on where to look for a home? Who should you call first?  How many calls will you make before you find the right home?

You only need to make one call to find the home you have been looking for.  Call a real estate agent first, and you could save days or even months of frustrating phone calls and visits to undesirable homes.

There is so much more to buying real estate than just looking at homes.  Before contacting your real estate agent, compile a list of your expectations and requirements that you want in a home.  The more your real estate agent knows about your expectations the search for finding your home will be easier and quicker.

What is a Deed?

The deed is the document that transfers title from the seller to the buyer.  The transfer takes place when the deed has been signed, sealed and delivered to the buyer.  The seller is known as the "grantor" because the seller grants all rights and privileges of ownership to the buyer.  The buyer is known as the "grantee."  

For a deed to be valid it must be in writing and it must name the buyer and the seller.  The seller is the only one that is required to sign the deed because the seller is giving away his or her rights to the property.  Along with the seller signing the deed, the seller must be able to convey a clear title and have legal capacity to convey ownership.  A clear title means there are no outstanding liens or debts on the property and legal capacity means the seller is of legal age and is of sound mind to pass on ownership.

An attorney should draft all deeds.  The deed must be signed, sealed and delivered.  The signed deed is not consummated until it has been delivered to the buyer.  After the deed has been delivered to the buyer it should be recorded and then kept in a safe place.

Be Ready For the First Showing

Would you be disappointed if you found your favorite clothing store had not swept the floors or cleaned the store in weeks?  When buyers are looking for a home, they often feel the same disappointment after viewing homes that lack pride of ownership.  If the buyers feel this disappointment they quickly eliminate those houses from their list. 

Before a home is listed, it should be put in absolute "mint" condition.  Sellers who are serious about selling their home should make repairs, set the stage with simple decorations and make any necessary cosmetic changes. Repairs should be completed before the first showing so all prospective buyers see your home in mint condition.

Without ever leaving your home you can access your new city via the Internet.  There is so much information online today that you could easily find most of the information you need to know about anything. When it comes to finding a Realtor in a new area, don't just rely on the Internet. Ask an agent you trust to refer you to someone in the area you will be moving to. They can refer you to a highly experienced, active agent in your new city.

Participate in Cabarrus Regional Chamber's $hop Here-$hop Now Program

The Cabarrus Regional Chamber of Commerce has created a new program called $hop Here-$hop Now! This program was created to encourage locals to spend their money in local businesses. There are endless opportunities to spend money here at home. The Chamber has put together several videos of area businesses and what they have to offer the community this holiday season. We should feel fortunate to live in an area where the Chamber is taking action and being proactive in helping all businesses in the county but in particular small business. While others are sitting around talking about what's happening, the Cabarrus Regional Chamber of Commerce is doing something about it.

Team Honeycutt Members Attend National Association of Realtors Convention

 

Diane Honeycutt, Jeanne Hodges and Blake Honeycutt all attended the National Convention for Realtors in Orlando, Florida November 4th - 10th.  There were over 200 educational classes with top real estate speakers from across the country in addition to Lance Armstrong.

In addition, there were over 500 exhibitors at the convention with the latest tools available to Realtors to help better serve their clients.   

Over 12,000 Realtors from across the country attended, which provided a great opportunity for Team Honeycutt members to network with top agents from across the country.

Cabarrus County Tourism

Tourism Continues to Become an Economic Driver in Cabarrus County. For several years, Concord Mills has been the number one tourist destination in North Carolina and Lowe's Motor Speedway has been in the top 10 as well. Interstate 85's Exit 49 has become a tourist destination for many.  In addition to the Speedway and Concord Mills, there is a new zMAX Drag Strip and Great Wolf Lodge indoor water park will open in the spring.  

There are currently 1986 hotel rooms in the county with 950 more under construction. 

DeSales Wagster, CEO of Cabarrus County Convention and Visitors Bureau oversees a budget of $2.6 million all aimed at supporting tourism, which is becoming one of the leading businesses in our local economy. Wagster has her sights set on growing the international market to our area.

Cabarrus Economic Development Receives Award for Excellence

Congratulations to Cabarrus Economic Development

Congratulations on the recent award received by this organization.  Cabarrus EDC was one of five organizations to receive the Awards for Excellence in the biotechnology category by Expansion Solutions Magazine.  They recognize exceptional progress in development in the recruiting and retaining of businesses.   

The Cabarrus EDC has  played an active role in supporting the N.C. Research Campus  in Kannapolis.  The research campus is a 350 acre site being developed by David Murdock and the total investment is expected to exceed $1.5 billlion.  This is an exciting "once in a lifetime" project for Kannapolis and will have a huge impact on the city, county and state.
